I'd also like to double down on a massive opportunity I've seen in this space: the owner-occupant arbitrage.Because rent-stabilized properties are primarily valued based on their actual income (which is capped), and not on their potential market income, they can trade at a significant discount to comparable condo or market-rate residential properties.For buyers who are looking for a forever home, the ability to purchase a multi-unit building and owner-occupy a unit can be bargain.

There are always exceptions but the most realistic scenario if you find one of those needles is the ability to do a walk-through and close quickly because there are hundreds of buyers looking for the same deal in Philadelphia all willing to move quick. 

That could be a great place for you to meet different investors in the Middle TN area with varying degrees of expertise and strategies. 

The offering circulars were Only available to buyers who had been carefully vetted and or had “proven” their ability to close on purchases.

While I agree with you to a degree, @Adam Bartomeo, I have a different viewpoint.One bad tenant can cause all sorts of problems for several good tenants.
