For most people it simply means doing the first few houses with an experienced partner.3) A lot of people went to college and spent a lot of money and learned a lot of (irrelevant) things and now have lots of debt and quickly found out their degree didn't impress anyone enough to give them a decent job.

Also, some that I have come across are really not numbers-oriented people like me, and I am getting the impression that that isn’t too uncommon.I’d like your take on something if you are open to helping me understand it: why do I see many RE folks approaching deals from only one angle (i.e. cash flow or appreciation or amortization or value add or tax appreciation) rather than aggregating all 5 categories together into an accurate model to sum up the financial gain of a RE investment.

A massive step beyond google search, but certainly not sentient yet either.I'll take a stab at explaining my understanding of what goes on under the hood: 1) Large language model chatbots (like ChatGPT, Claude, Gemini, etc) turn the text you type into numbers (vectors).2)Then they use advanced algorithms to understand the contextual relationships between those numbers. 3) Finally, they synthesize a response based on that understanding.The responses can appear creative and downright impressive because they are considering a massive amount of information, logical relationships between words and context that the human brain is simply not equipped to handle itself.
