This included changing cleaners, changing plumbers, changing HVAC companies, tinting windows so they don't look as dirty and need windows cleaners, changing internet providers, changing from satellite TV to DirecTV stream, remove/change items requiring high maintenance like skeeball along with a dozen other things.

Okay, maybe I've got this all wrong.Is AI a search engine that spits out what it finds on a given subject of already existing information that is currently stored on existing platforms across the internet (therefor it's as good as the information it finds, the old "garbage in, garbage out" problem)or does it analyze & synthesize variables to form a NEW composite picture that provides unique insight into the requested subject?

There's so much you can do to learn while also hunting for deals.

Skim the guide to learn the basics, pick one simple strategy like cash‑flow rentals, and set a buy box so you know what you’re hunting.

If you are renting now, my suggestion is also to throw out the window all ideas you see on the internet and youtube. 

Instead tell one of these mermen that tuna cheated on his mermaid, and watch as that crazed merman hunts all tuna to intinction.

Sometimes younger low volume agents re more open to sharing pocket listings.Leverage the internet to contact as many wholesalers as possible.You may even want to advertise for Acquisitions, depending on your business plan.Don't feel pressured to buy...vet all "deals" & operators carefully & trust your own underwriting.Your B1 license could be very beneficial for structural value add prospects.
