Many DIY dig-outs end up with seepage issues.Ceiling height and egress – Even though it’s not a legal unit now, make sure it meets or could meet Chicago’s 7' min height and emergency exit standards if you ever plan to finish it.Permits and documentation – Ask if any permits were pulled or if there’s evidence of inspection.

It’s 10 min to downtown, a couple minutes to The Heights and it comes with 2 excellent long term tenants.

My plan 1. build septic mound and system to design2. build pad to extend past HUD for patio3. gravel drive and parking area with washed stone4. have utility water and electric performed by professional - I would possibly dig for water line install and electrical conduit 5. landscape/plant trees etc.

I successfully completed all required coursework and passed my exams this past August 2025, and I’m now in the early stages of building my property management business.At this time, my focus is exclusively on third-party property management — helping owners manage their existing rental properties.

Over the phone, I’d ask about their past projects, timelines, ability to work within a budget, whether they have insurance and licenses, and if they can provide references or photos of completed work.
