I am sending rent invoices and they are directly depositing the rent from their checking account to mine.- They had their corporate counsel review the lease and request a few changes.

It collects our rent, applies late fees, let’s tenants report maintenance issues, deposits our rent into our bank account the next day, screens  our tenants, markets our properties to something like 25 websites, has full accounting and reporting and a whole lot more.. 

I suspect that full security deposit forfeiture for lease violation may not be legal.  

However he has bounced so many checks that my bank will no longer deposit them.

Coincidentally the list of repairs they emailed her equals the amount of her security deposit. 

*Tenant payments via ACH not deposited into a Baselane Banking account will incur a $2 fee.

Proof of funds and real earnest deposit (at least $5k, better if more).  

Pick one, put in serious offers with no assignment clauses and a decent earnest deposit, especially non-refundable and you’ll get plenty of attention. 

They batch the deposits together and you have to go deep into the program to determine which tenant made the payment, that was deposited into your account.

Not sure if this belongs here or in Legal, but anyway....I mailed out a returned security deposit (via certified mail), but the former tenant never picked it up/signed for it so it was returned to me.
