Nationally I think there is a lot more fraud overall, not only rental applciations but loan applications, social engineering scam with emails etc.

Last and possibly most important,  is the application does not provide the landlord sufficient legal information such as drivers license, social security number, etc... 

Social Security is a Ponzi.

I agree with @Michael Plaks on the over-recommendation of S Corps, especially for someone making $100k+ at a W2 job for which the SE tax savings would be limited since they already max out social security tax.

Partnering meaning finding someone within the local RE investing community OR someone in your personal circle/sphere of influence to buy the deal with you.

They hate the ordeal of socializing.
