It looks to me like, prompted or not, a lot of cheerleaders showed up to encourage the OP to dive on in, the water is fine.

At times, I’ve wondered if we’re late to the game, but a recent BP podcast about starting in your 40s gave me a fresh dose of encouragement.

I was also strongly "encouraged" to get an attorney.A local TN friend, who's an fabulous small-town attorney (like Matlock, only skinnier and not as tall) agreed to advise me.

They need to be encouraged to reduce debt and spend less than their income (seems obvious to many of us).I would hope most BP users understand the effect of bad debt.Dave Ramsey’s advice is poor advice to financially literate people hoping to maximize returns.  

I would encourage you to buy a duplex next as you should always have a rent check coming in.If you do not have cash flowing duplexes by you, you can find an investor friendly Realtor, like in this forum, and consider places that do cashflow like Michigan and they can introduce you to the rest of the team that you will need.To Your Success!
