Do they do better than cabins because of their lower debt carrying costs?

Does anybody have examples of long term debt after a property is stabilized? 

After one year of primary residence, if i have to move and put a tenant in place how long do i have before the rent roll will offset debt for another loan or how quickly could i get a loan for a another fha property

Get rid of debt, build a budget, and save.

I did this with the intention that I would immediately be able to get an 80-90% ltv heloc which would allow me to have buying power when the right opportunity arises, without having to pay debt day one with a mortgage. 

If you remove debt service and utility expenses, you are showing $447 per month or 12% of total rents. 

There are a lot of regulations (Fair Debt Collection Practices Act anyone) and court rules that you would be expected to follow as a pro se (why spend your time trying to figure out how to attach someones wages when an attorney already knows how).
