The broker likely won't care about making much per transaction because they are doing their own deals.Regular brokerages will want you selling to make them money as a green agent on a 50/50 split.

Would splitting the sale price in the contract into components (land, business value etc) help and if so what could be those components?

If not, you'd have to estimate cost of splitting the lot, paying entitlement fees, surveyor, etc.
