@Bryan Otteson  If the insurance company can prove the tenant was at fault, then they can seek reimbursement from the tenants renters policy.

And even though it's not necessary right now, I'd ask them how many properties they finance as if they only will do 4, it might be worth seeking out someone right from the start who also does more than 4 financed properties so you can establish a long-term relationship right from the start.
