That is how my wife & I have successfully built a large portfolio over many years allowing us to retire from our professional careers in healthcare.I would highly consider looking at new builds in FL that have excellent cash flow, strong appreciation in a great area on a brand new build that could have $30k+ of immediate equity! 

I hope you really put in a good effort on your flip, so you can start off building your personal "brand" as well as making money on a "flip". 

So I am brand new to the commercial world, I left my job as a firefighter in Colorado to move home to help my dad who has been building and working on commercial buildings for along time!

1000 deductable---smoke on wall damage and unseen damage until Feb 1 when I get my brand new 800 sf house built for handicapped son back.

Are there options for repair/restoration or do I need to bite the bullet and install brand new windows?
