Maybe try to find someone like that who is just starting out and realizes that real estate is the golden goose over building their own law firm?

And knowing a thing or 2, I'm gonna assume you are good at the details, and at managing paralegal team. 

What rate, term and amount borrowed did you get for the ADU build and what was the cost?

Number 2, a lot of wholesalers forget that building a business is a long-term thing and they get greedy leaving no room left in the deal, #3, make sure you've disclosed evertything to all parties.
