If the bank was bidding an amount higher than the costs to conduct the sale, the sheriff receives a percentage of the bid called "poundage" (think of it as a sort of commission).Then a junior lien will have to pay a transfer tax based on the percentage of the value that was secured by the more senior liens; transfer of the interest in the property secured by the mortgagee's mortgage is exempt from transfer taxes.

However, it is permissible to hold arms-length mortgages in such accounts - be forewarned that there are only half-a-dozen (or less) remaining trusties who will service mortgages from registered accounts.Similarly, you need to be careful with how you conduct Rent-to-Own (a term which is a bit of a misnomer).

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.
