I am assuming your end goal is to sell the house and get the higher end value.I would recommend that you talk to a title company about structuring an owner finance deal (I go to Tucker Hodgson at Backman title on main st in Bountiful).

@Shiloh Lundahl , my JOb is been a Realtor and a Wholesaler,  I know, it is in the same industry but I love making active income and invest for long-term passive  income,  first, I got some SFH, rented on section 8,  but now selling them and with a goal of acquiring my first Mobiel home park.Been an agent is really great because I do not sell houses, I sell homes, all my clients and now my friends, some of them are already  interesting on investing on RE as passive investors

I would prefer a quadplex but will settle for a single family for the right deal.I have about 8 yrs left for a full military retirement so my goal is to create a cash flow portfolio that will assist during my transition into the civilian work force.

That being said...it can take A LOT of time to process and dig into.The amount of info out there can be about all sorts of investing niches and opportunities...it can be overwhelming if you don't have your end goal in mind.Have your end goal in mind...what do you want real estate to do for you?
