I also do what @Mike Grudzien does.

But then the downside is you lose even more money if you have to fire sale to pay off this new lender.  

But once I factor in reserves and everything, it’s actually losing money monthly.

I have access to some data that let's see some of the criteria I am after and it is OK but does anyone know if Crexi has good data?
