In my opinion having a primary residence is a luxury and not being optimized as a true investment which you seem to be on that same page.

I was more thinking about maybe a cabin (I live really close to some good mountains) and just build something as a vacation place.

I say Houston brokers and just search for that, all my brokers will come; their cell phone numbers, their e-mail address, their wife’s name, their son’s name, their cat's name, everything because you write it down or they went on vacation in Italy they talk to you about it or they want to or things like that.

I would give her written notice to vacate.

It slows way down between March - August, with June-July being the slowest of them all.I'm interested in seeing if it's just a local, region, or nation thing, related to summer, vacations, weather, Government, or other economic changes in areas. 

The guy also probably will go on vacation sometime too.

That being said, I love the idea of them and still think they could make an interesting value add to a portfolio, especially if combined with some sort of short-term/unique/corporate/vacation rental aspect.

BP, hope everyone is doing good, so my question is i have this couple that are staying in my duplex that owe me 2 months of past rent and they have no plans on paying or moving out. i just served them with the 3 day notice to pay or quit. my next question is do i serve them the 60 day notice to vacate after the 3 days or should i just get an attorney to take over my case?

Then I followed that with a notice to vacate and some other documents regarding the lack of a lease. 

Of all the houses I’ve toured, many bathrooms stick out in my mind due to the size and luxury, but I can’t recall one closet that made my jaw drop.Best,Jonathan
