ive seen properties that needed to be tented and eradicatedthis is not cheap then you have rehab on structure areas and these may be load bearinglook at all the areas that were infested and make some numbersif you can pull off the extermination and rehab for 25k then you may be sitting ok depending on how you structure the deal and what they think the property is worth25k is just a number youll have to really sharpen your pencil to see if the project is worth itenjoy

They were surprised by the low offer but my wife also created a cost sheet for what they would walk away with if they would sell it themselves with the possibility of the house sitting on the market for a long time as it was very dirty.I never budged in my offer as I was too scared to loose money.

I would follow that up with a face to face sit down with them to go over the major points of your business practices and have them address any concerns long before you ever get to a deal.
