First, I suggest you modify your machine lease providing access to the premises and retrieval of equipment with the consent of the leasee in the agreement.Next, the landlord can't go in until the eviction, until then the tenant still has their rights.

The lease is long, but at lease there isn't any question as to who is responsible for what.To summarize:-Comply with HOA requirements-Keep the premises clean-Keep all plumbing fixtures in good repair-Use everything as it is expected to be used and in a reasonable manner (plumbing, electrical, HVAC, etc.)

But, in this case if you are assuming the existing loan, you need a Special Warranty Deed excepting out the existing loan, the seller can't give a Warranty Deed without paying off the loan.The seller may not need to evict the tenant, so in your contract just say the tenant is to vacate the premises prior to settlement. :)

They are out there you just need to search.I too was told many times I needed a license...I was confused, even fearful for the longest time, until one day it just clicked and I understood...I am actually BUYING the house, and then just reselling it the same day....so why would I need a license to BUY a house..?
