We see some bias to the success stories in what is posted, and as Steve and others mention, there is just as much or more to learn in those low points..Errors in strategies, facts, and even larger economic trends can make us miss...Fun real estate aside from the region....would have been late 1980's, in Casper, I mowed lawns for a guy with the hud contract for all vacant foreclosed homes in the area, and we did hundreds, not exaggerating, entire neighborhoods, one next to the others all empty,,dead grass (which was easy to mow btw)..

Oh after finding some more-than-cosmetic issues in an inspection, I got the price reduced to $625k, and unless my Realtor is incorrect, would be looking at a sale price empty of $170/foot and if leasable for $26/foot it would generate $150,000 in gross rents, which leads to a decent price if sold on a cap rate.

Unfortunately, that area is the empty space under the steps and wouldn't have enough clearance in all directions or have a an access separate from the bathroom.

The property is just across the street from University Hospital , rents for the 2 occupy apartments are $1350 each , and the empty 2 bedroom 1 bath apartment was gonna be rented for $1100.
