I'm looking for a title company which can service TN and GA, but can fully do virtual closings.

Do I need to get a title company or can a lawyer take care of everything I need in a seller agreement? 

I would have a first lien position on this property but he also told me my name could be added to the title.

Question I had is, does anyone know in here know if Louisiana is a title closing state or an attorney closing state or both?

Or contact title companies that deal with investors regularly about using their contract package/paperwork so that the process of acquiring and assigning a property went more smoothly? 

In March of '21, the trustee transferred title of the property to all beneficiaries personally as tenants-in-common.

I keep hammering this regarding "frankensteining" the TItle and the mortgage.

Well, after a further review at the title company, unfortunately my first wholesale deal seems to be falling through.

@Carter WallaceWell... generally, holding title to property in a LLC is not advised for tax reasons.
