Same with water and sewer,  you pay water by unit which is around 50/month per unit so you'd be paying 2400/year.Also I noticed you didn't mention any debt servicing so I'm assuming you are paying cash for this property?

He recently started his small business for deliveries (i.e. mulch, soil,  sand, gravel, caliche, etc.) and lawn service. 

Or even service providers such as: Property managers, agents, lenders, etc. 

Instead of getting court judgements where you have to find where your tenants moved to and serve them, I have started using a service that puts what they owe me on their credit report.
