Eventually I'd like to get new tenents, one that don't have a large dog (safty issues) and the other is a hoarder(currently no active lease if I do have them sign a lease it will be month to month).

So I assume whatever process that you say will be required would be to ensure that such a scheme is not an attempt to subvert the "related party" issue... although that is typically accomplished by an affidavit at closing.

Sometimes it’s complicated by factors such as ;- Multiple family members own ( inherit) it and can’t agree on who should pay taxes , what it should sell for, etc. then there may be probate issues and possible Medicaid claims. - people who can’t or won’t pay taxes often have other financial issues that result in judgements against the property.

Higher end rent would require some repairs and rehab.Capex $285Maintenance $285Vacancy $190Insurance $110Water & Sewer $85Taxes $1042 ($12,500 per year).Structure of the property is in decent condition, no current leaks or issues found.Two leases are month to month as of this month, the one bedroom has a lease until august.Gas, heat, and electricity are all paid by the tenants individually.

I know there is an issue with the appraisal due to same appraiser, but the lender/loan processor picked both companies and I had to pay for both appraisals one for $700 and the other for $485.

My opinion is someone with a low net worth and good morals can take it in their personal name without issue and most banks require it.
