from the government for the most basic of needs(food and shelter) so, they are gonna need your more managerial assistance as well, higher maintenance costs, more damage, more dramaIf you are not experienced Section 8 provider with a good maintenance team, I would not encourage new investors to do it, one bad tenant can take years to recover from financially in a smaller portfolioIMHO

If not - I'm stuck renting for another five years or so (not the end of the world) to save up that cash, while still maintaining a sufficient personal emergency fund as well as a rental maintenance fund.Lots of food for thought here and I definitely appreciate everyone's input.
