It is very important to keep your older lines of credit because they even out the newer accounts to lengthen the average age of all of your credit lines.

Also up in the air is exact timing of rolled over cap gains, with big funds lobbying for 360 days versus the proposed 180; lengthening the construction period beyond the suggested 30 months; and allowing interim profits to be rolled forward.All the same, looks like OZs will be a good alternative to 1031s.

I don't know if it makes a difference but that quote included cutting up and replacing part of the driveway.Also, I already signed a contract to lease out my current house so I "get" to live with in laws for a bit of this lengthens the time before I can move in or the deal falls though...

I decided to sign up for bigger pockets after going to a meetup.com session that the awesome J Martin organized.I'm renting a nice condo unit in downtown that is walking distance to my day job.I'm currently in a major decision point whether to buy a personal real estate in the suburbs (more affordable) but would lengthen my commute to an hour or use the cash to invest outside San Francisco or even out of state/international.

According to local PMs occupancy rates are ~90% in the high season, 50-60% in the low, with the high season steadily lengthening as tourist numbers to Los Cabos keep ticking up.

In order for them to lengthen the term they will likely need to offset that risk financially somewhere:  lower LTV, higher deposit accounts with the bank, more points paid upfront, etc.Something you could absolutely do here is to ask your lender these questions.

.- Roof and some inside remodeling was not permitted- Some cracks in drywall and flooring/wall joints- Lead based paint on front of home- Electrical wiring hookup outside of home is fire hazard and should be moved (so lengthen metal pole) - Not sure what the metal pole note means, but I was told moving electrical hookup is pricey.- Some termite damage in main house (will need tenting and underground treatment) and shed will eventually need to be replaced due to damage.- Electrical panel not attached to home, so failed 4-point inspectionAs I will be sprucing this place up for Airbnb, it will also need cosmetic work like landscaping and some painting.

I'd rather lock in profits at 18-25% ROI in 4-5 weeks than take something more complex that requires permitting or engineering approval that may lengthen the project to 8-12 weeks for a higher return.
