Our state has been working on a 'portability' procedure so an applicant can apply once and then use the same report with multiple landlords without paying fees every time they go to a new complex.

I do not offer a pool, or a sauna or a workout room, or covered parking, etc., but I DO offer clean, affordable housing with plenty of extras (new windows, new floors, doors, lights, etc., etc.) and great property management.Competitive advantages are where you find them and what you make of them.

The units were utilities included, as the old building was not separately metered.What we initially did, was allowed tenants to get an air conditioner - either window or portable - and pay an additional $50/month.What started happening was, tenants would sneak in portable units, and run them after dark.

I had a solid tenant that wanted a dishwasher.i knew they were going to be in town for 3 years (doctor in residency) and so offered to give them a portable dishwasher in exchange for signing a 3 year lease.
