If you feel an average you are using is high (example, the data tool says the median listings are doing 75% occupancy for the month of october) maybe consider projecting in your revenue calculations a 65% occupancy number to be safe.Ultimately, be sure your looking at comparable properties to your property that have similar design, amenities, etc so that you get accurate averages for your ADR and occupancy rate projections.

Brutal......A few weeks ago I had some turd from Brandon's company contacting me about some of my properties, said he was the acquisition manager or something of that sort, I talked to him for a little but out of respect for Brandon but I could tell the kid had no idea what he was doing.It's a shame Brandon made his name here on this site and he doesn't come back onto the forums and discuss all of these issues with these people, like damn bro, you were literally the face of this company for like 10 years and you can't even address investors losing all their money on the very site that made you a household name.
