I am in Pennsylvania.

If I could find good fixer uppers where I live in PA though, buying in mid to top 100's and selling for top 200s would prob be my sweet spot.  

Does anyone know of some investor friendly title companies in Philadelphia, PA?

@Joshua PicheI own properties both in my immediate market (PA) and also out of state. 

We also just bought our first out-of-state property in PA, using a DSCR loan, and rent it out to students.

We fund tons of deals in PH, PA, WI, MI, and NC that are below $100k.

For instance, in Pennsylvania you hold the property for a year and the problem goes away.

Garage apartment that sits on two parcels of land. Tenant occupied and currently cashflowing!

Now just a handful of years later, despite comp's, despite what it was built for, listing at $1.1m got nothing, $900k received only window shoppers, and finally at $825k a buyer was snagged under PA.
