Allowing pets allows you to attract a larger applicant pool - and to attract/retain longterm, quality tenants. 

Quality of siding/windows?

There are pets upstairs and just put in new good quality LVP last year, so I'd rather treat the source of the issue (better than I have been) beforethrowing replacing LVP with carpet.

I understand so many aspects of real estate, what I would consider the most valuable skill is looking at properties and figuring out best way to go about the hack to maintain a particular quality of life.  

REALLY study the area you want to buy in and the quality of your build.
