I do plan on managing the properties I acquire myself but I believe I should stick with 50% for now as 1) I am new to this and calculating a higher % for expenses should leave me a little wiggle room when things go wrong and 2) if I understand what I am reading about the healthcare legislation, non-earned income will have a tax of ~3.8% before depreciation can offset it, so adding a few % points for that should help keep me in the black.

Every economic problem in this country can be traced back to e decline in education in this country.Countries that value education will continue to move ahead of us in terms of economic progession and deservedly so.Also funny how i've pointed out numerous times on this forum that we DON'T have the best health care in the world but until now, nobody here has wanted to acknowledge it.

Right now, I'm doing both cash and financing. (3 &3) regarding inflation/ deflation /stagflation I'd say without getting too political here that at times when congress is going bananas raising the deficit cap to $12T, health care giveaways and sinking dollars, I'd put the few bucks I was left with on inflation or worst, stagflation.
