Since I have a lot of grey hair, I tell it like I see and will tell you what I think is best regardless if it falls on willing ears or deaf ears.  

I like to describe it as a transplant from one firm to another.

Not only that most of ours we saved within 1 to 3 days of the sale so it was hair on fire getting the reinstatement back to the trustee.. total risk on our part.. give the seller some money we always did.. and then record the deed  WE did our own deeds in house.. buy without title insurance etc etc.

I think you nailed it- the market was reacting to the influx of jobs, which likely comes with transplants looking for housing.

Your property is fairly destruction proof, costs near nothing to maintain, yet you can charge above market rents.If your property is nicer (class B) where the carpet alone might be $6k or more to replace when the tenant spills hair dye everywhere, you won't be as happy as in the situation above.  

That being said, I still want to pull my hair out sometimes because of the difficulties investing and working here.

If you're wondering if rates are too low, raise them a hair in advertising and see if your number of inquiries drop.
