So, you basically have two options:1) Find a local wholesaler that is killing it and get on their team (either for free in exchange for education or try to get hired if possible). 2) Get yourself a mentor who's actively doing wholesaling.

Self-employment taxes do not apply to rental properties, and OP said that they are buying a multi-family property.Your accountant likely set-up an S-corp for a different type of business, maybe wholesaling or flipping.Context matters.
