Product life cycles have gotten faster and faster.  

When prices are high, fewer people can't afford to purchase so they are forced to rent.

Segment your buyer list by buy box and only blast to those who actually buy that product.

Now I can afford to lose money on the place, but if you can't you should seriously rethink the strategy. 

Seems that properties are relatively affordable and one of my friends bought his first investment property out there. 

I build but no rental product lately.

For example I offer a limited service product in FL at 10% and I can show I am beating the market 10-12% here through marketing on 15+ channels (Abnb, VRBO, Google Vacation Rentals, BDC, Cap 1 Travel, Marriott Homes & Villas, etc).

Might be worth you looking into if you want access to something that's affordable ($5/month per unit), has lots of features that I've really liked, and more - especially if you’re unhappy with some of the tools or processes you’re using today with managing your property.
