I'd highly recommend house hacking in your local market since you're in one of the highest cost of living areas in the US, especially if you're renting currently and planning on staying in the area for 5-10 years.It sounds sexy to go out and invest out of state for your first property.

Most of my CFO clients that are in residential development are looking for IRRs (usually over a minimum 5-year period) in the high teens and the commercial developers are looking in the low to mid 20% range.

Just a level of comfort of the landlord, which we know.For me though, if I'm not getting something around the low teens in cash on cash return, I don't think I'd bother with real estate.

Hi Tom,Those revenue numbers are wild... they're higher than I would have thought but those three properties are pretty sexy. 

Buying a nice place for 250k that's worth 250k is less sexy than having equity from day one. 

And I'm gettingso nervous and stressed out, I don't know how much longer I can bear all this.I also discovered that her mother had moved in with her and her two teen-aged kids. 

It will not be sexy, but it can change your life (I've house hacked twice and it's certainly changed mine). 

Off-Market Deals: Off market sounds sexy I know.

It's a really sexy application on webinar, but even for the "Get It Now" price may not be worth it if you can't shut it off in a timely manner.
