The end result is not to the benefit of the tenant (screening has become much tighter and fewer marginal families are finding housing), we can't terminate rule violators and otherwise undesirables - leaving the good tenants that can, to go elsewhere.

When you pay down your mortgage, you turn-around, pull out the principle and re-invest it.Rince & repeat. ... but be cautious not to step outside the lines which the CRA considers reasonable, lest they deny your manoeuvre, leaving you with a undesirably large tax bill.Of course ... for those who have the ability to deduct mortgage interest already, such a move process would be of little use given the risks :)

In other cases, low occupancy rates may mean the facility is poorly managed by its existing owners or it is in an undesirable location.The key is to always do your research first.You can use AirDNA or rabbu and they will give you an average of the occupancy rates in your area.

Month-to-Month agreements do have their advantages as they allow landlords to more easily address non-performance and quickly end tenancies that are undesirable.
