After you get past that question, then on to which state to open the LLC in ... however, in most cases, the analysis doesn't lead most past the first question ... if you are buying a 100 unit apartment building, by all means, open up a LLC ... for a few scattered lower value SFRs, then I personally think there are better ways than a LLC.

If you're talking about a commercial property that has been professionally managed, they do exist but (I know if I were selling) the owners probably don't want their P&Ls scattered across the internet to anyone that asks.  

So I'm trying *really* hard to analyze multiple deals per day, just so I can A) get comfortable doing it, and 2) get familiar with my market area.But I've got information scattered all over the place - spreadsheets, notepads, Google Keep on my phone, etc.

Cloverdale also has most of the larger MF properties, the rest scattered along 8th or 14th.Everywhere that isn't already L zoned got upzoned via HALA to RSL (residential small lot) - which may or may not make much of a difference in the short term,  but will eventually mean 2 houses on a 5000sf lot,  or 5 per 10000sf if 2 adjacent lots could be assembled.Due to the comparatively affordable rents in SP,  along with its good commute location,  there will be ZERO problem keeping a decently maintained, respectable property rented.   

But all those cultural restrictions is more than offset by a tradition of honesty and integrity, especially in business.Thanks to our badly broken Japanese, communication in daily life is scattered with many amusing interactions.

giving a bunch of scattered SFR rentals to folks who are not interested in it or know how to manage it is not a good thing..   

My opinion, I think they (Stone County P&Z) don't want to issue more of these permits because they have these purpose built developments scattered throughout the area that have resort amenities and are meant for vacation rentals and they are of the opinion that we've got plenty and need to reserve housing supply for residents.
