Hi All,After inspecting the attic and talking to the tenants, who were generally very calm about it, I discovered a thin layer of soot from the original sheathing material on most everything in the attic.The main thing that is claimed as ruined is a baby mattress for the crib, which I offered to replace.

And they could audit her to see if she spent it or just stuffed it in her mattress :-)

I tried the "cash under the mattress" approach, but my bed was feeling kind of lumpy, so I decided to stick the money in the bank. 

If they are looking for a person they can look in a closet or under a bed but they CANNOT look in bags boxes under the mattress in your dresser etc....

She said there wasn't much stuff whic I agreed because I visited him a couple of months ago to do a routine check up on the condo and found out he had no furniture and sleeping on a air mattress.  

They lived on an air mattress for a month or two before getting a real bed. 

So what if she can prove the money was taken out of her account, it could be under her mattress. 

Our king size foam mattress soaked up all that water and got ruined.

Nothing major -mostly replacing chairs, mattresses, towels etc. 

It will also give you a chance to assess the situation with the trailer and the tenant, if he looks to be sleeping on a mattress on the floor he's a candidate for $200 bucks.
