Since you’re already in the game with 4 units, if you ever consider expanding, Columbus Ohio is a market worth looking at—it’s still very affordable compared to most metros, has strong job and population growth with companies like Intel, Amazon, and Google moving in, and you can find deals in the $120–180K range that hit the 1% rule and cash flow.

I’m a licensed agent here, and the market has been heating back up with strong population growth, steady job creation, and rents stabilizing after the post-COVID surge.Investors are drawn to opportunities in the suburbs - places like Buckeye, Goodyear, and Queen Creek - where prices are still reasonable and long-term appreciation potential looks strong.Happy to share what I’m seeing on the ground and connect if you’re seriously looking at Phoenix - it’s one of the few major metros that still checks both the growth and quality-of-life boxes.Best of luck!

This is going to be very situational like @Paul De Luca said check with any HOAs then check with the city, county, and state to understand how the laws would impact you.If you are in the Chicago Metro I imagine you have this happening all over the place.Maybe try talking to an attendant at one nearby and see what they run into.How many spaces are you planning to rent?
