Lose that tenant and it's not only more difficult to re-lease but also the lease terms may vary more significantly than a single-family home re-lease.Asset Value: A 80% LTV $100K SFH in "C/D" zero barrier neighborhood is different than a 80% LTV $1M SFH in an "A" market that has strong fundamentals.

unless you're planning on BRRRRing, if you use a HELOC for the down payment and another loan for the rest you will just lose money, as the property likely won't be able to support all of the debt.

Asked this same question a lot--here's my two cents--first define what you're trying to work towards & when you want to get there--a lot of people want passive income with minimal effort then get upset when their "sanity" currency becomes over leveraged--check out Robert Allen's shift--he started as a massive creative financing & BRRR promoter then went the turn key route --DM if interested, can expand

I do not recommend trying to start off with a BRRRR - probably the hardest strategy to pull off successfully and lots of seasoned investors (with lots of deals under their belt) still lose money because of unforeseen issues that pop up.

Not sure what the market is like in your area but I would not bet on appreciation at this point in our real estate cycle...If he decides to call the balloon payment, you will be forced to find emergency financing or lose the property and everything you put into it.
