Long-term, I’m trying to find that sweet spot between reasonable cash flow and solid appreciation, especially for a first deal where I just want the mortgage covered and the asset to hold steady while I learn.Would love to hear how you’re thinking about the Pittsburgh side!

Wanted to share the details on this deal we represented a buyer on since the numbers are pretty sweet on it.

Ideally, I'd get to less as I get older but that's my sweet spot.

They had paid the first year of rent, then nothing for the next 1.5 years, while threatening my sweet senior landlady with attorneys, court costs and they also called the city on her.

I'm not so sure and I think some are finding out that it's not so easy.Agreed, Lane basically sweet-talked me into this thing saying it was the 'safest play' out there and an easy 10% and I fell for his b.s.   

To me (PM of 70 +/- units), the sweet spot is likely 30ish to 120ish.
