I've seen nearly identical strip centers priced wildly differently purely because of tenant quality and lease structure. The NNN leases are a game changer, no more getting calls about leaking sinks or broken HVACs (as long as it's spelled out right in the lease).

Your refinance strategy3. our long-term cash flow pictureI’ve been running the numbers with clients, and here’s the wild part: a 1% rate drop can mean tens of thousands saved OR lost, depending on how you structure the deal.Hot Take: Rates are sexy to watch, but tax strategy will decide who actually wins in this new market.Curious—are you planning to jump in with lower rates, or are you waiting this cycle out?

I read a study that showed 64% of Americans from Ramseyfind buying food being their number one stressor. That's wild to me.It wasn't even housing or a car payment anymore. So it's telling me people have realized they are STUCKin there current position so it makes no sense to worryabout moving, buying a house, or luxury like vacations.Food is the biggest stressor because money is taken upelsewhere. But how I take it is people have made the consciousdecision to stay put and make the most of their currentliving situation. So if you're not hounding and pushing to find qualifiedbuyers, this is why you'll have a listing sit on the market for 76 days and then go, "idk why".Well I know why, it's not 2020 ANYMORE FOR THE LAST TIME.2020 messed up a lot of people in the head in thinkingwhat a normal market is.Think of all the scenarios and situations we were in,and y'all think that's a normal market?

@Sean Sousa Hey, welcome to the wild ride of home buying 😄 Denver’s a great market, though it’s definitely competitive right now.If you're looking for turnkey investment properties, a few companies you might want to check out are:Atlas Real Estate – they do property management and help investors find rentals.Roofstock – more national, but sometimes they have Denver options.Your Castle Real Estate – super local, and they really know the investor landscape here.
