For conventional or loans based on borrower income, W2 jobs generally have less paperwork such as paystubs and W2s.

A stable job base and growing population and growing economy are also factors. 

It is my belief they do not do a great job at this, but what is important is that the tenant believes they do a great job at rooting out bogus ESAs.

The city has fast population and job growth, big companies expanding here like Intel, Amazon, Google, Facebook, Honda, Microsoft, LG, and Anduril, and you can still find properties in the $120–180K range that hit the 1% rule and cash flow from day one.

How demanding is that job?
