that's my real concern with hosting pets.. i'm still a newbie STR host :)I have never had any pet damage. 

Contractor Tennant relationship may be challenging, as a contractor i don't like working around homeowners, kids & pets (love em, just not while working)1) Safe off access to deck, hopefully not eliminating a fire egress.2) Do 1 bath at a time, for obvious reasons.3) Create a temporary kitchen.Best of luck!

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

So I have no input on how to do it as room rental only.However, for tenants:Think traveling nurses, entertainment biz workers, students on practicum.For creating your forumulas:I generally tell people to look at 9 months to determin annual revenue. consider marketing costs, deep cleaning costs (especially if pet friendly), and minor maintenance/refresh.Ton of "info" out there, take it all with a grain of salt.

Pet Peeves:Why did they think including comps for 2140 sq ft is acceptable to include when the listed property is 1500 sq ft.?

If you have a tenant that has an approved pet -- they've paid the typical $250 non-refundable fee and $20-$30/ month per pet -- and this tenant family or friends who occasionally visit or stay overnight with a dog pet, do you allow that?

Like how much gross income must any prospective tenant make, minimum credit score, any pets, move in date, ect..
