The multifamily book I have enjoyed was Larry Loftis's "Investing in Duplexes, Triplexes, and Quads," along with a book about being a successful landlord by Mike Butler, called "Landlording on Autopilot."

New flooring, new appliance package, paint everything, new tile...in this property, we added a mudroom and a butler's panty with a sink by just redesigning what was there.

I used a lot of what I learned in Mike Butler's "Landlording on Autopilot" to find a tenant, with the exception of "the Rent Talk," where you sit down with the tenant before you hand over the keys and go over the lease agreement and agree on who's responsible for what.
