The multifamily book I have enjoyed was Larry Loftis's "Investing in Duplexes, Triplexes, and Quads," along with a book about being a successful landlord by Mike Butler, called "Landlording on Autopilot."

I used a lot of what I learned in Mike Butler's "Landlording on Autopilot" to find a tenant, with the exception of "the Rent Talk," where you sit down with the tenant before you hand over the keys and go over the lease agreement and agree on who's responsible for what.

 @Eric Lowder since you didn't place the "property in service" (e.g. make it ready and available to rent) until Jan 2024 you'll report the income and expenses on Schedule E in the 2024 tax year.In rare cases, that short-term rental income will be reported on Schedule C, but this is only if the rental offers "substantial service" that includes things like concierge services or a butler. ...
