Unfortunately there are pretty much ZERO good property managers in town.Most lie, cheat and steal.We started offering management to folks that didn't buy through our turnkey model but decided to stop doing it for now.PM is a S#@# business unless you have large volume where you can actually turn a profit.Most PM companies in Toledo have very few under management so the only way to put food on the table is to up charge everything.Some "on top" fees include: Eviction, *** maintenance *** (This one is the biggest scam they pull) , leasing renewal, admin fees, tenant placement, etc...A tonne of penny pinching happens as the monthly 10% is not enough to pay the bills.Be very cautiousMuch success

I have not specifically been able to connect my injuries through being in the Army but I know in the back of my mind carrying rucksacks that weigh in excess of 80 lbs. and at the time I only weighed about 135 that could have contributed to some of my back issues (herniated disc, bulged discs, pinched sciatic nerve, etc).

I have developer friends and other investors even if they are a broker/agent have another company list and sell for them because they have other things they want to do.Some people can pinch pennies by stepping over dollars or they can have an ego superiority type complex.

Most here also seem so preoccupied with the "more" or income side of the equation that they forget the simple fact the "less" spending improves your cashflow situation just as rapidly (and no, that doesn't have to mean living in strife, pinching pennies or moving to a commune at the end of a dirt road... in fact VERY far from it).Both these ideas can very much happen in unison and at least for us, the result has been very beneficial.

But that is all gone now drink very little these days if at all but I wont totally quit I have too much expensive wine :).my Routine 7am walk the dog 40 minutes go right down into my basement gym treadmill 30 minutes at brisk pace but incline 4 to 10 degrees then I might do the strider for 20 minutes and then the biks for another 20 minutes or like today walk dog 30 minutes tread mill 30 bike.. crunchs squats and normally some weights but i got a pinched nerve and its affecting that aspect.. then I sit against the wall in teh chair for 90 seconds trying to get that to 2 minutes started at 30 seconds a few months ago.

I have a great PM that also sells me turnkeys but I strongly suggest some “shared performance provisions” so that it’s not just feeling the pain in a pinch.
