My thoughts also are that this crop of investors will want to protect their fico's and will not just walk from properties.. some may not have any choice.. but with all the mortgage modifications that I think are going to happen I think this should help many many homeowners and investors ride out these turbulent times.

Some others that I don't know the legality of in any given area but that you might look into would be parking spaces or urban farming/ gardening, in non-covid times you might be able to lease the land in exchange for a share of the profits from whatever crops are grown and sold at a farmers market.
