I have used portable stand alone units (per room or level basis) and I think you can get whole house units as part of HVAC systems 

(its currently about 4K with an unfinished basement) and have an indoor pool, sauna, gym, and theatre (and we are planning on adding a 5th bedroom possibly).

I don't offer pools or workout areas or saunas but I do offer a clean, safe, affordable place to live. 

I was selling some new homes so I'd just move in a desk and a phone and my portable computer so I'd hold open house 7 days a week, 10+ hours a day...

I also have the Nest smoke and carbon monoxide detectors (State requires carbon monoxide detectors) CO2 detectors give you peace of mind anyway so you may want to consider that at the top of your list.I have also set up my own portable security cameras when I don't have tenants.
