When someone calls, tell them that property just sold but ask for their info and what they're looking for so you can alert them next time.

like any other project we will have to guage interest and showings.. 90% of the homes I built there sold within 45 days OM.. although I have had to rent a few as well and let the market catch up. 

The development is over 50 units all being sold to investors as rentals.

The property sold the same day for $260,000, generating a $35,000 spread without holding costs or rehab expenses.

You can get a good price on houses being sold but you have to be sure to do your due diligence and see just how deep the problem goes Also, there could have been cats prior to the current homeowner or the current homeowner could have previously had cats.
