It's hard to say without knowing the details.As an aside, the fact that he's living with a woman and her children today means nothing.

We had a woman in a $1,500 per night rental complain that some water intrusion was occurring during storm season last year and demanded a 50% refund (it was not that bad, 2 towels cleaned up the mess).

If one of them does something to a woman or child there (or nearby, it doesn't necessarily need to be your property), you could definitely be sued. 

These sub-markets are all located on two main roads that open up to million dollar views, cute mountain towns, and make it logistically easy to travel to and from.
