My income has doubled in the past year.

As with many here, I've been using a mix of Cozy (now Apartments.com), Stessa, and a few other custom workflows for turnovers that have worked well in the past, but with the takeover of Cozy by Apartments.com I'm now out shopping for better options for my primary, tenant-facing service. 

I want to get some feedback on a strategy I have used in the past.

Pick a desirable neighborhood that produces quality tenants.Just to drive the point home, here is what I am personally doing: over the last 7 or 8  years we have gone from investing in basically half of Milwaukee (1.6 million metro area) to only investing in a 20 min zone around where we live.

I'm sure some attorneys will opine on here, but developers I've dealt with in the past that did both Fix/Flip & BRRRR generally had them under separate LLCs.
