Here’s a simple flow I use: 1) Pre‑screen first with a brief Google Form or RentRedi pre‑qual: income ≥3x rent, move‑in date, pets, occupants, deal‑breakers; 2) Offer a group showing or two time blocks to anyone who passes pre‑screen; 3) At the showing, hand out/app link and state clearly that full application, credit/background, income docs, and app fee are required within 24 hours to be considered; 4) Process apps FIFO for those who meet your written criteria.

As for the leases, waiting until January 1st can make bookkeeping and tax reporting cleaner since you’re starting fresh for the new year, but transitioning now is fine too, you need to track the date carefully for tax purposes.The mortgages are still personally held unless already in the LLC’s name.
